What is common property and who can use it?

Common property is any area that is included in the Coomera Waters community, but which does not form part of private property. It is for the benefit and can be enjoyed by all members of our community. This includes parks and open grasslands on the estate but also includes all kerbs and the 'nature strip' area from all mail boxes to the road.

Where does our water supply come from?

The Hinze Dam which is west of the Gold Coast and sometimes is supplemented from Brisbane’s water supply.

Can I make suggestions for the community and if so how do I do that?

What is the speed limit in Coomera Waters?

A speed limit of 40km per hour has been set for our Community. Some areas are also 25 km per hours. This we hope will protect our children and avoid accidents and damage. Please follow the signs around the estate.

What am I allowed to do with cats or dogs at Coomera Waters?

Dogs and cats must be on a lead when ever outside your private property. Cats must be kept on their owers property and locked in at night to protect the wild life of our sensitive ecological area. All pet droppings must be collected when out and about on our estate. You need to be considerate of neighbours regarding your pets and make sure they are kept quiet and controlled.

No person may without written Body Corporate approval bring or keep any animal within the confines of the Recreational Club (except for guide dog).

If I have trouble with Mosquitoes and or Midges what should I do?

The street fogging is governed by the number of complaints received by the Gold Coast City Council Pest Management Unit. Call Council on 1300 130 854.

How do I join my local Body Corporate Committee?

To be elected to your local Body Corporate committee you need to be a lot owner who is nominated and elected at the committee's Annual General Meeting (AGM). How do I make a booking at the Rec Clubs and how do I book the tennis courts?

To book the Rec Clubs you need to fill out a booking form and pay a $100 refundable security deposit to CWMC at their marina office or via 5561 8809. Click here to view the form available on this website or at the office. Bookings are necessary for gatherings of larger groups with a maximum of 30. A booking gives you 'priority use' of the indoor rec room and its facilities, not exclusive use. Other families, individual and couples can still use the facilities but just not as large groups. Bookings can be made in one of three timeslots: 8am till noon, noon till 4 or 4-8pm.

To book a tennis court you need to place your name on the booking sheet - near the gym entrance at Rec 1 and in the kitchen at Rec 2. Maximum of 2 hour bookings per resident. Please be considerate of others when making bookings.

How do I make a new application (for a new home development)?

How do I make an auxiliary application? (for any additions or alterations to an existing home)

Are Final Inspections for new homes compulsory?

What is the Architectural Review Committee (ARC)?

The ARC is a consulting body of the Body Corporate structure which approves architectural and landscape designs/codes for Coomera Waters homes. The Architectural Code is slightly different in each section of the estate. The Code and the ARC exist to maintain and uphold aesthetic and quality standards in all structures on the estate. The ARC is comprised of representatives from Think Tank architects (consultants to the Body Corp), Body Corp community members, Austcorp and the Coomera Waters Management Company (CWMC - caretakers). They meet once a month. They discuss/consider and new or auxiliary application which requires relaxation of the architectural code. What are my telephone and internet options in the estate?

Pivit/Delfcam (same company) were commissioned by Austcorp (community developers) to install and run the telephone and internet networks in Coomera Waters from the very beginning. They are the ones to arrange your phone connection. They also offer internet packages. Telstra is only available to some homes on the estate - mainly on the waterfront homes.
